Real Estate Investment Advisory
Rental yield, capital growth and the legal framework in one analysis. We clarify your goal first, then talk numbers.
The right property investment in Istanbul is not the most praised listing; it is the one that fits your goal. Rental income, long-term capital growth, or a property that qualifies for citizenship or residence? We settle that first, then talk numbers.
We have worked Beyoğlu street by street since 2006. We know past sale prices, the listing status of buildings and why one street prices differently from the next. We turn that knowledge, together with rental yield and the legal framework, into a single investment analysis.
What we analyse
Rental yield projection
We use rents actually achieved in the neighborhood, not asking rents. Net yield is calculated after building fees, property tax, maintenance and vacancy. Long-term and short-term letting rules are assessed separately. You get two figures: annual net yield and the payback period.
Capital growth potential
Recent sales, ongoing regeneration and infrastructure projects, and the structural condition of the building. Price drivers differ in Galata, Cihangir, Çukurcuma and Karaköy, and we show this at street level.
Legal framework and taxes
Title transfer fee, rental income tax, capital gains tax and conservation restrictions on historic buildings change the real cost of an investment. We put them on the table before you buy.
Citizenship and residence
Property selection, the CMB-licensed valuation report, currency conversion, the title annotation and application documents, tied into one timeline with your lawyer. Since 28 September 2026 the valuation report can be prepared by any CMB-licensed firm that is a TDUB member registered in TADEBİS, not by a single institution; the report is valid for 12 months. We help you choose the firm.
Diversification
One large property or several smaller ones in different areas? We also compare Istanbul with North Cyprus to show ways to spread your risk.

Questions we hear
Is this the same as financial investment advice?
No. We advise on real estate only. We do not give advice on shares, funds or other capital market instruments; that is a separate service requiring a licence from Turkey's Capital Markets Board (CMB/SPK).
What rental yield can I expect in Istanbul?
It varies widely with the area, property type and letting model; two apartments in the same neighborhood can differ noticeably. Instead of a general rate, we prepare a projection for the property you are considering, based on rents actually achieved.
How is the payback period calculated?
Total purchase cost divided by annual net rent. A property costing 10 million TL in total and earning 500,000 TL net rent a year pays for itself in about 20 years before rent increases. We run the calculation with rent increases, taxes and vacancy included.
How much do I need to invest for Turkish citizenship?
The current threshold is at least USD 400,000 or its equivalent in foreign currency, paid in full, with an annotation on the title deed that the property will not be sold for three years. See our citizenship by investment guide. (Last updated: October 2026)
Who prepares the valuation report for citizenship?
Since 28 September 2026, any CMB-licensed valuation firm that is a TDUB member registered in TADEBİS can prepare it. You can choose the firm yourself or use the system's automatic assignment. The report is valid for 12 months. (Last updated: October 2026)
Can I get a residence permit by buying property?
Yes. Under the Presidency of Migration Management's document list, the home must have been worth at least USD 200,000 in Turkish lira on the date you acquired it. It must be a residential property that you live in yourself; a home that is let out cannot be used for this route. Before you apply we also check together that the neighborhood is open to new residence registrations. (Last updated: October 2026)
Is investing in a historic building risky?
Historic buildings are among Beyoğlu's most valuable assets, but the listing grade, restoration permits and structural condition must be read carefully. We check them before you buy and include the costs in the analysis.
