Seller Representation
Sell at the right price. We set the price from comparable sales, present your property to our active buyer network first and stay with you until the title deed transfer.
Uploading a property to the portals is easy. Selling it at the right price within a reasonable time is not. A listing that goes out too high sits for weeks and ends up with a bigger discount. One that goes out too low costs you directly.
Our work starts before the listing is written. We set the price from comparable sales, prepare the paperwork and present your property to our active buyers first. We sit on your side of the table during negotiation and follow the process through to the title deed office.
What we do
Free market appraisal
We look at what similar properties nearby actually sold for in recent months, not at asking prices. Floor, frontage, view, building age and listing status all go into the figure. You get a price range and a recommended asking price.
Sale preparation and documents
We check the title deed, encumbrance record, DASK earthquake insurance, energy certificate and occupancy permit before the property goes on the market. If something is missing we show you how to complete it, so the sale does not stall for weeks once an offer arrives.
The right presentation
Professional photography, a floor plan and listing copy that tells the property's story. For historic buildings, the building's past and architecture become part of the presentation.
Direct presentation to active buyers
Before the property reaches the portals, we present it to registered buyers whose budget and criteria match. If you prefer, we run the whole sale without a public listing.
Negotiation
We assess incoming offers on your behalf, check each buyer's ability to pay and seriousness, and negotiate with figures.
Support through to closing
Deposit agreement, title deed appointment, transfer fee calculation and handover day. We are with you at every step.
Licensed and registered
We hold a Real Estate Trade Authorization Certificate from the Turkish Ministry of Trade (certificate no. 3412392), which you can verify on TTBS. Listings go live through the ministry's EİDS system: you authorize us on e-Devlet under “EİDS Taşınmaz İlanı Yetkilendirme” (property listing authorization), and no agency can list your property without that authorization. It covers advertising only; it gives no right to sell or to act at the land registry.

Questions we hear
Is the appraisal really free?
Yes. We do not charge for visiting the property and giving you a price range. This appraisal does not replace the CMB-licensed valuation report required for official procedures.
How long will it take to sell?
It depends on price, area and condition. A correctly priced property with complete documents finds a buyer noticeably faster. With the appraisal we give you a realistic time estimate for your property.
What is your commission?
Our fee stays within the legal cap set by the Turkish Regulation on Real Estate Trade and is written clearly in the brokerage agreement we sign.
Which documents do I need to sell?
Mainly the title deed, a valid DASK policy, the energy performance certificate and your ID. Buyers usually also ask for the encumbrance record and occupancy permit.
Will I pay tax on the sale?
If you sell within five years of acquiring the property, capital gains tax may apply. In 2026 the first 150,000 TL of the gain is exempt, and inherited property is outside the scope. Please confirm the exact figure with your accountant. (Last updated: October 2026)
Can I sell a flat that only has construction servitude (kat irtifakı)?
Yes. Some buyers and banks, however, ask for full condominium ownership (kat mülkiyeti). When needed we plan the conversion as part of the sale.
